Kitchener Avalon Urban Towns | ?m | 3s | Savic | ABA

Since Savic Homes originally started this project they have significantly changed what the original plan was. There are still townhomes on the property (4 blocks which are Buildings A-D on site) but there are now 3 apartment buildings completed/under construction on the site. 1434 Highland Rd W (Building E) is an 8 floor apartment building with 64 units and is now completed. 1438 Highland Rd W (Building F) is a 12 floor apartment building with 127 units and is topped out, they are doing finishing work on both the interior and exterior. 1442 Highland Rd W (Building G) is a 17 floor apartment building with ground floor commercial units per the permit application, however the building was originally approved at 18 floors with no commercial units so the residential unit count has changed significantly since it was originally approved. Regardless Building G will be the tallest building within the cluster of completed/approved/under construction apartment buildings in the vicinity of the Highland and Ira Needles intersection. (7 buildings ranging from 8-17 floors)

Here is the Google street view image of the site from August.

So would you estimate around 485 units?
  • Four blocks of townhomes: 36x4 = ~144?
  • Three apartment buildings:
    • 8 floor, 64 units
    • 12 floor, 127 units
    • 17 storeys = ~150 units?

For the buildings that are structurally complete (townhomes and 8 and 12 floor buildings) there are 323 units. For the 17 floor building I'd guess around 160, the previously approved 18 floor building had 174 units, (10 per floor plus amenity space) but now that its 1 floor shorter and includes ground floor commercial it certainly is reasonable to estimate 160 or so. The city doesn't show unit count until the permit has been issued but your estimate of 485 is pretty spot on if it still is 10 units per floor.

They now have the permit for the 17 floor building, it will have 215 units. Overall the site will contain 538 units. I don't have a picture of the site but when I drove by a week or two ago there were forms visible above grade.

I don't know how accurate this render is but it's from Marshall Zehr's website. They're providing financing for the building.
