On behalf of 2526579 Ontario Limited, we are pleased to submit the enclosed materials in support of this application for Site Plan Approval with respect to Sites 3 and 16 of the Alexandra Park Revitalization lands which comprise part of 571 Dundas Street West and 91 Augusta Avenue, and are further identified as part of Block 2 on the approved Draft Plan of Subdivision, a copy of which is included herewith.

The proposal for Sites 3 and 16 seeks to achieve a new pathway towards sustainable development through implementing the Passive House standard of design through PHIUS (Passive House Institute US) certification, as well as by achieving a Toronto Green Standard (Version 3) Tier 4 level of performance. The goals of the project are to reduce energy loads through passive design, improve efficiency of mechanical systems, and allow for a connection to low carbon energy. By utilizing both the Passive House and TGS compliance paths, the project seeks to benefit the users by providing them with homes that are highly energy efficient, provide a high level of thermal comfort year-round, are designed to be long lasting and resilient, and will be well integrated into the surrounding community.

 
Jobs, training, scholarships are all part of Alexandra Park rebuild

Tridel is working with residents of Alexandra Park, along with Toronto Community Housing Corporation (TCHC), the city and local agencies on a social development plan that includes helping people in the community start local businesses, connecting residents with job-training opportunities in construction and other careers, and identifying young people in the neighbourhood for scholarships.

Tridel was chosen this month by TCHC to take over as the new developer in the remaining phase four and five revitalization of Regent Park. Tridel beat out two other development companies, including The Daniels Corporation, which has led the Regent Park revitalization since the beginning in 2006.

For Alexandra Park, a community economic development plan — one that goes hand in hand with the social development initiative for the neighbourhood — has coordinated funding for local residents to launch their own small businesses.

Alexandra Park, near Dundas Street West and Bathurst has townhouse and apartment units partly managed by the Atkinson Co-operative and part by TCHC, and is home to about 1,500 residents.

The 7.2-hectare community is undergoing a 12-15 year makeover that began in 2014 and will see 410 rent-geared-to-income (RGI) units replaced, 396 RGIs refurbished and 1,540 new market condos created.

Just over a half-dozen revitalizations like this have happened or are underway in Toronto, including Regent Park, based on a model where revenue from newly built condo units helps pay for the upgrades and replacement of aging public housing.

TCHC has partnered with major developers on these projects.

A key goal of the revitalizations is to create mixed-income communities, devoid of concentrated poverty and the accompanying social challenges that brings.

Another lesser-known aspect taking place amid the demolition and construction at Alexandra Park is the work on a social development plan and community economic development.

Through these joint initiatives more than $200,000 worth of business contracts have been allotted to ventures launched by tenants.

Committee Recommendations
The Planning and Housing Committee recommends that:

1. City Council request the Executive Director, Housing Secretariat, and the Executive Director, Corporate Real Estate Management, to work with CreateTO and the Alexandra Park Housing Co-operative to explore opportunities to renew existing Co-op facilities, enhance accessibility, and create new affordable seniors housing by leveraging the Alexandra Park Co-operative lands or other City-owned lands in the vicinity.

Toronto’s Alexandra Park Community Revitalization Wins ULI Global Awards for Excellence

Toronto Community Housing Corporation (TCHC), Tridel and their Toronto community design team have been awarded an international award for development and urban design, the Urban Land Institute (ULI) Global Awards for Excellence, for the outstanding first phase revitalization of the Alexandra Park community.

Of the nine Global Awards for Excellence winners, Alexandra Park was the only Canadian community to earn this prestigious honour. TCHC and developer partner Tridel were recognized along with Toronto design firms Urban Strategies Inc., LGA Architectural Partners, Teeple Architects and Janet Rosenberg & Studio for their superior design and programming strategy and execution for this downtown development. The Alexandra Park community also won one of the ULI Americas Awards for Excellence earlier this summer, before advancing to being one of 45 international submissions for the Global Awards.

 
Does anyone know if there are timelines for the plans after mrkt condos ? I wasn't able to find anything online. They seem to be going at a much slower pace when compared to saw regent park ?

The movement on future phases of Alexandra Park redevelopment may have something to do with the schedule of when replacement TCHC units around the city can be secured to provide to the remaining residents currently still present here. As a fair amount of the existing TCHC townhouse blocks outside of the lands involved for MRKT phase 1, are still in tact and inhabited.
