Site Plan Application for a new 6 storey mixed use building, with 68.62 m² of ground floor commercial space, and 5 floors of residential use, with a total of 15 rental apartment units.

This should be allowed as-of-right.

Certain councillors (and East End NIMBYs) love to say "I'm not anti-development, it just has to be the right kind of development", yet the City makes small scale, sensitive proposals like this jump through the same hoops as the large condo towers that they hate. Shouldn't we be rewarding developers who play along?
 
Fun Fact (long time lurker, haven't posted in over a decade) I lived in the ground floor apartment behind the launrdy mat in 1999-2001, then moved to the corner lofts at 798 Queen St 2001-2006, shown above as well. The owner of this parcel (my old land lord, affectionally known as Papa) has been sitting on this land and many others along queen east (pretty much every laundry mat between broadview and the beach) since the mid 70's. His son is taking over and redeveloping these properties while Papa Sr, soaks up his last rays of sun on a greek island. Happy to see this come through, will be great for the area as it fits well and doesn't decimate the streetwall.

I wish Pappa owned the arts market next door so it could be included and align to the old lofts on the corner. Having that one store between the height of this proposal and the existing lofts is super unfortunate
