Watching for the "Rental Replacement" deal - and any additional "Affordable Housing" units the City can secure.
 
I'm surprised there's a setback on the side facing the road, but almost no setback on the side facing the existing row of townhouses. Especially when the only major building on the other side of the road has a completely windowless wall and is much shorter than the building opposite of the townhouses. What's up with that?

On the Landscape Plan:

Proposed soil volumes are adequate, but a bit more might be nice in light of the rather ambitious tree spec.

The proposal includes 3 street trees, all Tulip Trees, spec'ed at heights of not less than 9M (27ft tall).

Not easy to source those at that size (and seriously expensive)

I question this choice here as I am suspicious than wind conditions may be unfavourable. Tulip trees tend not to perform well as street trees in Toronto (they often do quite well in large and sheltered yards/parks.)

This one was appealed to OLT some time ago.

First CMC is due May 8th, 2024

No Merit Hearing scheduled.
 
Appeals Report to the next meeting of NYCC with staff seeking to oppose this at OLT:


Generating the report after the first CMC .....seems like an issue............not the first time I've seen that, never understand it though....

Issues here really boil down to two things.

Setbacks: the building is flush w/the podium on two sides, and also inadequate setbacks for the purposes of separation distances.

Also: Erskine is planned to be a 'Greenway' and the that means extra streetscape/landscape on the frontage, the building is not setback as far as guidelines mandate to achieve the desired public realm.
