I've been wondering if this would happen.

What's being proposed doesn't even seem like as much infill as is possible at this site. I've always thought there could be townhomes fronting onto Sussex Mews as well, and if they were really ambitious, a retail podium buildout in front of the existing tower towards Spadina.

But the existing plan is not bad, and will undoubtedly be profitable for the property owner. The architecture is uninspiring, particularly the midrise.

Yeah, FSI goes from 2.73 to 4.12. This is a giant site! Would have loved to see more townhomes along Sussex Mews too.

Walked around the site this morning. Would have much preferred the townhouses on Sussex Mews in the current location of the POPs on the landscape concept. Would make more sense to have the Pops along Sussex St where people actually would know the space exists. No one will ever use that "public" space on the laneway.

In my student days I lived in this building. It was about what one would expect for student-affordable apartments, but I'm delighted to find out it was designed by Uno Prii.

I have friends and colleagues living there atm. Definitely not thag affordable anymore. Actually students that live in this building are thought to be living a luxurious lifestyle being so close to campus.

I am assuming that once the supporting documentation is posted, that it won't be much different from what was presented at the pre-submission public consultation a few month ago.

I have a hard time imagining how they can fit so many units into that building. 470/13 storeys is more than 36 units per floor. I just don't see how that's possible on this footprint, even if they were all 300 sq-ft studios.

Am I just reading it wrong and 470 units includes the units in the existing tower?

They are probably tiny units. Studio apartments even. I imagine they are aiming for the student crowd.
Either way it is really crazy.

If you read our front page story, linked in post 6, before jumping to rather wild conclusions, you'll see that there are 127 units in the new tower.
