Not much info yet, but new acquisition by Achille across from Scarborough Junction. Looks to be low 40s or so:

Lets have a closer look at the above, shall we?

This is the intersection of Hubert and Danforth.

I included the principle property and a small secondary one, based on what looks like the most logical build out to me:

The above is a bit over 2,100m2 or about 23,000ft2

This is the southern elevation of the site, as is, from Streetview:

@ProjectEnd is bound to be a pretty good judge of heights........but I will say, when comparing that massing shown to the approved heights in the Scarborough Junction Master Plan, I read this building as being a bit shorter, closer to high 20s, or low 30s. But maybe my guess is off....

Note that this site, and the lands directly north thereof fall outside the MTSA for Scarborough GO:

This will be an interesting case to make, as I think it all but requires wiping out they yellow belt entirely on the east side of Hubert, and then doing something to transition/buffer the west side.

And this is site is now the subject of of a public facing AIC application in line w/the expectation of myself and @ProjectEnd.

Note that the address given is significantly different, but this is the same site, it's shown in the AIC as 614 Danforth Road, which appears to be correct.

The above was extra work for me, before work, because some planners, ahem MHBC think it's ok to include their renders sideways in the Docs!

Comments:

Attractive enough, the height ask is going to be read as aggressive here, but with Scarborough Junction nearby, they might just get it..........

A bit light on elevators

Unit sizes are above average

At only 60 resident parking spaces ( a 0.16) parking ratio.........somebody better put a supermarket in the area......
