Marlin Spring picked this up for $10m in June 2024. I don't believe there's a record for it at the moment

Site size is ~14000ft2.........just big enough for a tall building.

The article indicates ~400 units are planned.

Anything is better than what's currently there but that is an amazingly low bar as it is evident in the above massing!

Street level looks decent but the tower portion really needs to be redone.
 
Good news for the area. That site as it is now is a complete eyesore; also, so glad to eventually no longer see a flag vendor in the parking lot.
I'm not so sure about that, just you wait until Marlin Spring brings their eyesore to the table.

Says the person with two flags in their profile photo ;-) Flag vendors are the kind of informal street retail that Toronto has too little of.

Having tacky and ugly flags and blankets scattered along the front of a parking lot along a major street trying to sell crap out of a storage container, making the neighbourhood look cheap is not the same as having a pride flag in a profile picture.

Parking Ratio - resident spaces - 0.07

Elevator Ratio: 4 elevators to 541 units or 1 elevator per 135.25 units.

Comments: Height ask is aggressive, but there are two 50s projects nearby, so its not out of the question. The Acorn (Side street) frontage is unacceptable - narrow sidewalk, no trees, built to lot line. will need to be tucked in at least 1.5M

Current Floor Plate up to 27th floor is 782m2, with 766 above that. This is not unto itself unreasonable, its merely that they cannot properly construct the adjoining ROWs when stretching things to the lot line. The trim needed to make this work wil drop them to ~720m2 and to retain the higher level setback, ~704m2 above that.

Should still be viable.....but the pencils may require sharpening.

* I note the article linked above suggested the site would be 400 units........and what we have here is 541. Growth of 35% in 4 months.
 
39 parking spots for for 541 units is low. The GO station here is not all day service, it's very limited rush hour line. And the subway station is a terminal station - meaning the diameter of services available to access via said subway is half that of a regular Subway station (and 1/4 of an intersecting lines stations). Are people really living here without a car?
 
They will be if they move here! lol 😝 I imagine that those who choose to habituate a place with no parking have figured it out. Plus there is the option of walking which everyone seems to ignore and which is increasingly viable as basically every service is available in the area now.
