haha not true ... even if UT did ; - )

Leasing is pretty strong in the area and there is very limited available space. Y&E is usually the worst of all the mid town offices nodes, which are, Yonge and Bloor, Yonge and St. Clair, and Yonge and Eglinton. But still we are typically talking about sub 7% availability rates.

Red Hat and several other tech companies have moved into the area as of late, though they take only a little space.
 
The building (existing office building) looks to already be boarded up.

(July 17, 2014) Report from the Director, Community Planning, North York District
Summary
The site is on the north side of Eglinton Avenue West, west of Duplex Avenue. The application was submitted on April 23, 2014. This application proposes to amend the former City of Toronto Zoning By-law 438-86 and the harmonized City-wide Zoning By-law 569-2013 to permit a 29 storey mixed use building with 3,451 m2 of commercial and retail Gross Floor Area and 18,863 m2 of residential Gross Floor Area at 90 Eglinton Avenue West. A total of 247 dwelling units are proposed. A community consultation meeting on the application is scheduled on July 31, 2014.

A report is being prepared on the zoning by-law amendment application and will be submitted to North York Community Council for consideration at its meeting on August 12, 2014.

No Final Report to look at quite yet though apparently.

It's great to see that some office is being preserved here (not sure what proportion it is to what exists currently) but there is no way that the hacks at Turner Fleischer will be able to realize something remotely like what they've presented here. I'd love to be proven wrong though...

Is there anything in the office ? Can't imagine Aviva has anything here anymore given the office in Markham / Scarborough
 
This one has morphed again. Back in April 2016, Madison applied for an Official Plan Amendment to get this through planning, having been told by the department that they considered the rezoning to not be enough for this block. In February 2017, they then resubmitted a for rezoning with a scaled down proposal, this time down to 24 storeys and 92 metres high. Still with Turner Fleischer Architects, who had designed the previous 29-storey version. dataBase file and thread title updated.

24 storeys this close to the intersection of Yonge and Eglinton is ridiculously low. We are going to have such a huge disparity between this site and the immediate corners of Yonge and Eglinton.

I would wait until E Condos is finished, the Crosstown is complete, and 1 Eglinton East is underway if I were the developer. That will set new precedents for the area. Especially when negotiations begin for the Eglinton Bus Bays.

Cllr Carmichael Greb's (intellectually lazy) motion to ignore staff and refuse lost (thankfully), but Cllr Matlow's motion to amend to request that Madison provide full office replacement and address built form concerns relating to Eglinton Connects passes:
