The City of Kitchener has received applications to amend the Official Plan and Zoning By-law for the property located at 50 Borden Ave S. The applicant is proposing to the develop the property with a mixed-use development consisting of two towers (57 storeys and 51 storeys in height) having 1,224 dwelling units and 7,240 m2 of commercial and institutional space. Site-specific regulations propose a Floor Space Ratio (FSR) of 16.1, a reduced rear yard setback, and a parking reduction to permit 618 parking spaces.

Jeez... Kitchener is getting tall.
Kitchener is definitely getting tall and it's happened really fast with all of the tall buildings being proposed in the last 6 years. Overall Kitchener currently has 28 buildings in various stages of development that are 30 floors or higher, 11 of them are 40 floors or taller, and 3 of them are 50 floors or taller and will be tall enough to be considered skyscrapers (150m), there are also a few projects that aren't publicly announced yet but are rumored to be 50+ stories. Meanwhile Cambridge and Waterloo have a combined 3 buildings that are proposed at or above 30 floors. So any development in the region is really focused on Kitchener.
 

I know these are just for zoning and to get approvals, but man I really hope they put some effort into these taller towers. These things are the first in that city and none of them have anywhere near a striking design. Recipe for a very bland rectangle skyline.
Not all need to have a ton of flair, but a few should shoot for that cool factor.

Let's get on them Kitchener, your future skyline depends on it.
