It is hilarious that the owner of the white rowhouse on the left decided they would rather live next to a crazy construction site literally around their whole house then cash out. People are peculiar.

I attended the public consultation a few weeks ago. It looks like some of these owners never got an offer by the developers. A few of these owners were saying that it's unfair to them because there's not much they can do with their plots now.

The database has been updated to reflect the latest submission. Changes are as follows:
  • The main tower increased from 35-storeys / 119m to 45-storeys / 152m
  • The midrise portion shrank from 16 to 12-storeys
  • Total residential units increased from 588 to 710
  • Total vehicular parking increased from 152 to 225
  • Total bicycle parking increased from 714 to 720
  • Underground levels increased from 2 to 3

I'll skip over the discussion on height, as that's been covered above.

Toronto Councillors in the past have urged developers to talk to adjacent property owners affected by their plans... but they cannot compel them to do so. There has been as well, grandstanding on the part of some property owners who have claimed that they have not been approached, and made a big show of it in public simply to get a higher offer from the developers. Both individuals and companies have their limits, and not every negotiation works out for everyone's perceived benefit. Tough to know what the full story is here.

The City does have a pretty hefty fund for park acquisition, that could be used to address the nail houses, but it would be preferable to have all of that worked out soon so that a building rising beside a new park could address it too, which would require ground realm design changes. (Not that developers should expect the City's park acquisition fund to be used as a way for them to get out of purchases that they should be making themselves.)
