Elevator Ratio: 2 elevators to 28 (or 30 units depending on which doc you reference) 14 or 15 units per elevator

Comments:

This is straight to SPA as if 'Major Streets' were fully passed, so essentially seeking as-of-right.

However, while Council did adopt the change, it is under appeal to the OLT.

The site is currently zoned Neighbourhoods.
 
The City really needs to consider permitting single-aisle garage ramps for small projects like this one with a signal system for operation. 8 parking spaces is only going to see a bi-directional conflict in traffic maybe once or twice a day, and the double-width driveway looks awful on small sites like this.

I'm not keen on seeing a drive aisle/garage like this on every redeveloped single family lot either......

But I think I'd approach it differently. As I see it, the sheer number of drive aisles/curb cuts is the real issue, not so much their width.

Alternative options include: Construct rear lane way, public or private, where it makes sense to do so (provides viable lots on each side).

The above could provide access to underground parking from the laneway or limited surface parking.

Alternative 2, allow parking only for corner lots where access off the adjacent side street is feasible.

Alternative 3, require multiple lot owners to work together to share a single parking access point for 3 or more lots.

I had heard the appeal is resolved (or maybe it was reduced to being applicable just to one site). Either way, this is as of right now. Exciting times ahead; hopefully this is but the first of many.
