I'm surprised at the investment in this location, since the other three corners either have actual or proposed high-rises. How long will this corner last as a low-rise?

Sure, but Boston Pizza seems to be spending a lot on a fancy retractable roofing system, when I would think that a proposal for a high-rise on this corner would be forthcoming in only a couple of years.

If they can assemble the land, that is. I am not sure if they had.

Not the most robust footprint; particularly if there's to be heritage preservation.

Seems to me any assembly here really needs 407 in the package.
