This is the lot that was left vacant after a fire burned down the previous 3 storey building where Roots was located, also just west of the former Silver Snail building.

Looks like some machinery are on site for excavation work.

Good question, I can' find any current permits for the site.

There was a 'new building' permit issued in 2013. 13 135820 BLD 00 NB

Construct new 2 storey building as replacement for fire damaged building (demolished under order). Sprinkler fee charged on this permit - separate FSU permit required. ****4JUN2013 - a conditional permit application may be accepted-fsimo***

Later w/some revision in 2014.

Normally valid permits do not stay open for that length of time.

I'll take an interesting failure (and the neighbour is definitely a failure, one of the more grotesque facadectomies in recent memory) over bland, spandrel-laced mediocrity any day.
 
That glued on Victorian front next door is plain stupid looking. I'd rather have an empty lot.
