Proposed three-storey mixed-use building fronting Huron Street that would contain commercial uses on the first two storeys and one dwelling unit on the third storey, and a two-storey laneway suite containing one dwelling unit fronting the public lane.

Loads of good things planned for Huron (not looking at you, Robarts/UTS additions).
 
^ that construction is actually for the development next door (townhome with laneway housing). I think they are using the backyard/parking area of this parcel just for construction trailer and storage etc. This development will probably start after the one next door is finished.

Materials are in. Changes include:

• The north wall of the mixed-use building has been moved to 0.45m from the north lot line. This
provides an opportunity to create a new residential unit entrance on Huron Street, where previously
it was set into the middle of the north side of the property;
• The main commercial entrance has been relocated from the Glen Morris Street to Huron Street;
• Garbage storages area for have been provided;
• Additional rear setback has been provided for the laneway suite to better accommodate the “living
lane”;
• Additional details regarding the landscaped open space;
• Additional bike parking spaces;
• A green roof feature has been added to the mixed-use building; and
• Solar panels have been added to the laneway suite.
 
Refinements look good and the landscape plan is much improved. Good sized 1150 sq ft 3 bed on that 3rd floor. Would love to see more of these types of builds with commercial on more side streets. Would also have loved to see this at 6-8 stories, not 3.
 
So are they planning on keeping the *eatery component with this place?

*Note: If they do, they also need to keep it affordable too. To which this place had a history of being when I've been in a pinch. :(
 
Definitely nice to see the return of a retail unit being incorporated at the base as the previous zoning allows for it, which is a rarity along these primarily residential side streets.

And yes, hopefully something that's student/budget friendly and not a chain.
