As per a report to the next meeting of Planning and Housing Ctte this site is being acquired by the City of Toronto to act as the builder of affordable housing here.

It will be resubmitted as staff have determined they would like to build 80 units here, where the current approval is for 33.

If this isn't simply unit shrink, I would imagine, we're looking at sizable height increase from the six storeys for which this site is approved.

What if the City had just allowed 80-units on this site back in 2017..??

...then it wouldn't have mattered because the plans were still for a building with 33 units?
The 2017 plans were for 33 units --- because in 2017 that was the "maximum" that City policy would even consider on the site.

If the City had been more flexible on height and density in 2017 -- the original Co-op organization would likely have proposed a larger building in their initial proposal... as the City is (reluctantly?) having to do now.
