To be clear, this is the NE corner of Bridletowne Cir. / Finch East (west side of Warden).

This is beyond awful...even for this location. Though it does attempt to meet the street and provide retail at the base. The corner treatment looks awful. The continuation of balconies might help mask that frontage though.

Ground-level retail has been eliminated due to "significant concerns with the viability of retail given the proximity to Bridlewood Mall." Now a 5,254-square-foot day nursery and 2,278-square-foot amenity space in its place.

Well, after falling off our collective radar..............this one is back with a Final Report, recommended Approval to the November 9th mtg. of Scarborough Community Council:

Live/Work townhomes at-grade are a part of this proposal, including along the Finch frontage. I'm not so sure about that.

***

A very specific Section 37 is in place:

Prior to the issuance of the first above-grade building permit, a financial contribution in the amount of $975,000 towards the "Kidstown Water Park Project"
