I wouldn’t mind if most downtown Chinatown (at least along Dundas & Spadina) is replaced with this type of building, provided they have retail at the base that accommodates current businesses.

I agree! honestly I wouldn’t mind seeing this type of building everywhere in Toronto beats the grey and black all over the city. This photo shows what I’m talking about.
