Wonderful news. The section of Bloor between Prince Edward and Montgomery, called The Kingsway, is quite vibrant and one of the best urban parts of Etobicoke. I'm actually surprised that there haven't been more development proposals like this on that strip. It's been ripe for densification for a long time.
Land values have been grossly inflated around there. The car wash site to the west of here is also up for sale but the asking is so unrealistic that it's in stasis for now.
That ground floor is a massive improvement. Modern developments fail to handle grain and rhythm properly. This looks like an excellent step in that direction.
It looks like a shoe factory! (said my 83 year old mother who has lived in this neighbourhood since 1957)

This is an astonishing revision. It's something that would fit in very well with current environments of the neighborhood and it wouldn't stick out like a sore thumb- as compared the neighboring proposal which unfortunately does not.

The podium looks great and they took they a very nice step to visually separate the retail level from the residential levels.
