Staff want some type of Avenue Study/Planning Study for this area; so we may see this impact other area applications.

So another 20 years till this starts if it’s anything like the Golden Mile Study the city has been doing for the last decade…..

The City will not take 20 years for a study. Golden Mile is an entirely different scale with 2 new collector/arterial roads being built and development supporting upwards of 40,000 proposed.

The Plans there, by the way were essentially done ages ago; it's appeals of those plans that are an issue.

This one has now had 2 CMCs the last on Nov 8/23

No Merit Hearing shows as scheduled. That seems odd. Link to CMC decision is broken.
