^The only thing that I hadn’t seen before was the mention of 280 Commissioners. Has this been around? Thread?

There are also renderings of the Don Roadway which is currently under construction and will have a nice allée! And this is the first time that I have seen mention of burying the hydro wires! Interesting.

Mentioned in the McLeary District Public Information Session of Sep 18, the owners of 280 Commissioners Street have had a pre-application consultation meeting with the City regarding their plans for a development with two new towers of 39 and 44 storeys. The development proposes 925 residential units and 21,500 square metres of non-residential space.

Elevator Ratio: 8 elevators to 937 units of housing ~ 1 elevator to every 117 units.

Parking Ratio: 295 spaces to 937 units of housing or 0.31
 
Great! The nice thing is the mix of uses proposes for the podium: film studio/data centre/ live work units on the street. I know that some will rage at this flexibility and predict chaos but I see it as pragmatic. Hopefully this passes quickly and encourages more of the same!

I love the streetcar (on Commissioners) in the renderings! Forward thinking and all that :->
 
...both beginning and terminating ceremoniously at the revised address of the only stop: 1 Bedford.

Now that would drive the cost of the project up! That's quite the spur! Unless of course, it was a 'joint corridor' with the University portion of Line 1
 
This is nice and all, but I'm at a loss as to who is going to pony up to live (or rent out) here? Low end, they're going to need $1400 to cover costs (BTW, this is a paper app, nothing more. I'm just speculating on all the proposals coming to this area), so they're expecting folks to pony up pretty serious money to live in a completely disconnected former industrial zone with 10-20 years of neighborhood and infrastructure work to go? To me there's *0* value proposition there.
 
Really?

I shouldn’t be too judgemental as most aren’t aware of how much progress this area has made in the last 6 months. Luckily there are enough well-informed people who have been there and don’t consider a 10-15 walk insurmountable to make this realistic. Plus the amenities, waterfront location, blah, blah, blah…
