I consider staff's objections above in respect of streetscape/public realm to be entirely fair.

I'm not comfortable with the transition to neighbourhoods argument here as I expect many of those 'neighbourhood' parcels to be shifted to Apartment Neighbourhoods/Mixed use as part of an MTSA designation here.

Shadowing may still be an issue, but its treated differently under different OPA designations. When evaluating an application its important not merely to consider what IS present, but what is likely to be present in 10-15 years.

"The proposed setback would restrict Metrolinx from pursuing future development opportunities at Keelsedale LRT station".

Curious as to this statement. Does that mean that Metrolinx plans on developing a building above the large Keelsedale station entrance box? There are no structural members that have been incorporated into the design as far as I can remember.
