RENTAL HOUSING DEMOLITION APPLICATION

So they are not touching the old warehouse bldg. (263-267)

How did you go from posting a demolition app to claiming the warehouse at the same address won't be touched?
From those early renders it looks like a crappy facadism.

The entire building will be demolished and a likeness of the building facade will be reproduced - but just on Adelaide.

That is what the developer stated at the community meeting that Automation Gallery did not attend.

The real estate boys on Twitter don't believe Neilas can pull off this project. We'll likely not see redevelopment by this developer and/or in this form.

I agree. He can't even complete the tiny Cube Lofts.

If this project's failure is what it takes to save 263 from becoming a facade, then please let it be. Why aren't we past the thought that facade retention counts as preservation? It's a cop-out.

please .... one doesn't have to be in the industry to figure out Neilas won't get this off the ground, unless it's a joint project with another developer.

as i mentioned a few days ago, it's taken them years behind schedule to complete CUBE lofts and that's only 6s.
aren't they the same people who are taking years and years to construct a mid-rise (< 8s) on college St?

how in the hell are they going to build something 40+s?

neillas also has stage east lofts in leslieville which was sold out, and occupancy was slated for 2009, but where are the cranes?
it's been posted that purchasers received a letter a while back pushing the occupancy date from Fall 2009 to Fall 2011.
well spring 2012 is here and still nothing.

what is "the real estate boys on Twitter" (excuse my ignorance!).

In the fall, there will be a community meeting on this project, as there was not enough time to have it before the summer.

Based on the plan for Pinnacle on Adelaide II, it would be in Pinnacle interest to take over the 263 project as well buying the Pearl St building.

This way, you can have traffic entering and exiting on Adelaide St, not John St as now. Also, you would have one underground parking garage for all 3 building.

My view, that buildings in this area (City Core) should have no parking or a max of 20%. You can have the odd parking garage so visitors can park there.
