This new to the AIC application cover the only SFH properties on the north side of Viewmount, between Marlee and the subway that were not already the subject of an application.

Parking Ratio: 142 spaces to 455 units gives 0.31

Elevator Ratio: 4 elevators, 455 units, gives one elevator 114 units.

Comments: Architecture appears to be just a zoning exercise at this point given the lack of detail. Height ask is marginally aggressive but not out of the question given area approvals/asks.

Its that last one that's key, as it provides a much fuller picture of what's going on in the immediate area (that's public, ;) )

I'll continue to note the opportunity here to finish redevelopment in the southerly block (opposite this proposal), and then the combined set of developments can fund adding several properties to the adjacent park and then the City can convert that cul-de-sac into the Park itself, providing a direct access to the parkland from Marlee.

I'm curious how many plans are non-public at the moment. Kirkor tipped their hand on this project with their Wilde promotional renders that included this tower. If that email is anything to go by then they're also planning two towers at the current site of Chalker's pub - 247 Marlee (in fact I'm pretty sure I saw soil testing at some point in that area in the past year)

The above business can be read as 'Chestnut Hill'.

Note the number of sites, and compare with the number of Chestnut Hill sites that are public.

That's roughly 1/2 of the non-public stuff I know about that's quite close; there's more down by Eglinton as well.

Its not too hard to figure out where the assemblies are, or will be (in progress)
