Application to amend the Official Plan, Sheppard East Subway Corridor Secondary Plan and Zoning By-law to permit a 39-storey residential tower containing 364 residential units, including the provision of 521 underground parking spaces for the existing and proposed buildings on site; outdoor amenity space and a public park. I was reading the cover letter in the development application. It first mentions that this is going to be a 39 storey infill rental building, however everything on the drawings say it's a condominium.

What am I understanding wrong? Could this be a condominium owned 100% by the developer?

and I think the last thing this area needs is another beige coloured apartment building with concrete walls. Of all places in Toronto, this place needs a glass tower.

This could very well be the case where the developer is registering the new rental building as a 'condominium' that they will wholly own and retain, many rental apartment developers are now doing this in order to save $$ of property taxes, as rental apartments are often classified as 'commercial' which carry a much higher property tax rate than 'residential' condominiums

  • Site has grown in size by 97 square metres
  • Height reduced to 33 storeys
  • Tower floor plate increased from 728 to 750 square metres
  • Total GFA reduced from 31,080 to 27,883 square metres
  • New residential block located along Don Mills consisting of 15 three-to-four-storey stacked units and another 15 stacked units at the southern edge
  • Child care centre proposed
