Agreed. But remember, it's easy to create a Sketchup model. God is in the details and TF's standard detail package is about as far from divine as one can get...

It's a shame because their use of technology puts their workflow ahead of a number of firms (hence why you see them handed a number of projects for DD/CD) but the finished product and design concept itself is usually severely lacking. This one seems to have some interesting conceptual ideas, though, so I'm just giving them credit for that. We'll see what lay ahead ;)

Quite the project. Probably one of the nicer projects I've seen in a while. Finishes are top notch. With that said, the pricing is just bizare. Would you pay $1.2M for a 1000sqft 2 bedroom and maintenance fees here or pay the same amount or less for a detached house in the area? Pretty easy answer to me. Builders pricing units with the appreciation included. Buyers better hope the market doesn't make a sharp left.

Well, include the maintenance fees and you're up to about 1.4, 1.5M for an equivalent house and yes, you can find quite a bit. I actually checked what had sold in the last 3 months.

Hardly gut jobs.

I understand there is a market for nicer condos, I'm just not sure from an investment standpoint if it makes sense. Perhaps people are willing to pay a premium $1150-1300/sqft for condo life over house life.

Maybe not a detached, but that's hardly relevant when we're comparing it to a condo. Certainly you can find some very nice semis and rowhouses around there for about a million.
