Official Plan and Zoning by-law amendment application to facilitate the redevelopment of the site for a 46-storey residential building having a gross floor area of 24,320 square metres and containing 351 residential dwelling units.

Looking at Google Earth. I can see this whole subdivision of single family homes from the 401 to Shepherd ave . Get redeveloped into condos and this development is the beginning of it.

In this particular set of blocks it broke awhile ago.

There's also already a UT thread for a large application on Talara, the street at the end of Greenbriar up against the 401.

@cd concept is correct that this entire subdivsion is being replaced, as it is assembled.

I'm not from this area but looking at the situation of being close to the 401 and Sheppard subway line on Google Earth makes this subdivision vulnerable to development!
 
What are the chances that a pedestrian bridge is put in somewhere along the 401 in that area with all the development?

To the best of my knowledge there are no new trails/bridges/tunnels contemplated in the Bayview to Leslie section of 401.

The most likely, at some point in the distant future, would be connecting a trail between the Vyner Greenbelt and Rean Park.

However, the Vyner greenbelt itself doesn't have any formal trail, and is not prioritized for such.

A connection may be feasible along the rail corridor in the nearer term; that might be the best chance of something going forward.

A connection across/under the highway is more likely in/around Willowdale Avenue.

This park, on the south side of 401 lines up roughly with Willowdale Avenue and Glendora Park on the other side:

But here too there are no plans I'm aware of in the 10 year time horizon to implement this connection.

Though I suspect this one will happen at some point.

Would love to see them connect through the rail corridor + extend the Leaside spur trail from its current terminus. The current gap from where it ends to the start of Betty Sutherland is brutal.

PS. something is in works to connect Betty Sutherland further south.........

Though the intent (last I checked in) was not to connect to the Leaside Spur.....

It was an uneventful Community Meeting last-night... only a handful of people attended - stand-alone meeting planned with Local RA's who's key concerns were around Visitor Parking & AMAZON delivery access, etc. -- which all sounded pretty VALID.

Since it appears to be a mostly "non-controversial" site - we asked that any SECTION-37 type density deal be focused on delivering some (~25-ish) Affordable-Rental units (long-term) within the new building. Also, that they apply for OPEN DOOR program to make that request work on this site.
 
New updates in the database and new rendering.

The total storey count changed from 24 storeys to 22 storeys. Full height changed from 84.37m to 73.45m. total unit count reduced from 351 units to 320 units. Finally, total parking space changed from 154 parking to 145 parking.
