Official Plan and Zoning By Law Amendment application to permit the proposal for a 31-storey residential apartment building containing 294 dwelling units. The existing rental apartment building on the Subject Site is to be retained. The proposed gross floor area from the new building is 22,818.4 square metres, for a total combined floor space index of 3.90 times the gross area of the lot. The proposed height of the building is 96.49 metres. The proposal includes a 4-level underground parking garage, with a connection to the existing building¿s parking garage, providing for a total of 264 parking spaces, and 22 parking spaces at grade. 913.7 square metres of indoor amenity space woulf be provided between the ground floor and on the roof of the base building (sixth floor). 262.3 square metres of outdoor amenity space would be provided on the sixth floor, adjacent to the indoor amenity area.
