Overall, I like the height and scale. My only issue is the street level presence, which looks sterile. Perhaps some breaks in the building form, or different materials or colours would animate the space better.

At 35 storeys, it matches the height of 985 Woodbine, just down the street. Same colour palette, too.

Hopefully they will move into one of the other new buildings! Kind of surprised Sobey's is going to close for this proposal. Unless they can phase it so it can stay open while moving into the new building.

As currently proposed, I don't believe a phasing scenario that keeps the store in operation is feasible. But I could stand to be corrected on that.

However, I believe that is actually quite achievable, with some relatively modest tweaks.

I'm a big fan of keeping the intersection density low, allowing natural light for road, pedestrian traffic, and having the height mid block. Good example here of this....
 
Good looking design, hopefully it retains this through the approval process.

Also hope they find a way to incorporate micro-retail as part of the development.
 
As someone who lives between this site and the Valu-Mart site recently approved, and lives car-free, I really hope they drag their feet on this one just enough so that Sobeys doesn't close before Valu-Mart reopens.
As someone who also lives between Sobey's and Valu-Mart, I 110% agree!
 
Their website says this about the question of timing:

What is the timing for redevelopment of the site? Will this grocery store be closed for construction at the same time as the nearby Valu-Mart?​

First Capital will be working with the existing grocer as part of the future redevelopment of the site. As a retail developer, owner and operator, we understand the value that our retailers provide for people in the neighbourhood. Part of our vision for the site is to continue to provide excellent shops and services that best serve the needs of the community. We are early in the planning process, and Sobeys holds a long-term lease on the property. For these reasons it will be many years before redevelopment occurs on the site.
 
The simultaneous closing of this and ValueMart was my first thought. What's the next closest ... No Thrills on Coxwell - or Loblaws on Victoria Park?

Transit-wise, it's probably the No Thrills on the 506 from Main. Annoying for those near Woodbine. And the selection at the No Thrills is absolute crap, even for a typical No Thrills and how it was before they had to rebuild it. Even for President's Choice stuff.

I still don't see anything about this project on the City's Application Information Centre. But oddly I did get an email about it saying the application was submitted on November 20, and that the (broken) link is http://app.toronto.ca/AIC/index.do?folderRsn=CKSFdGDc6e1Wf/S6jiN/oA==

A definite upgrade though. And an excellent location near the subway and GO. With more frequent service on the GO starting to take place, it can be incredibly fast to the Union area. I was meeting someone at Union the other evening, and I got a text while I was at the GO station; and they were at Queen Park subway. I beat them there by about 5 minutes! (subway train sat for a while ...)

I think the Metro at Vic Park and Danforth is the closest.

And yes it has excellent access to the GO Train station. I take the GO over the subway for anything that's within a 20min walk of Union

This is correct.

There are some other spaces where a grocery store might go, but none where one currently is............but the Sobeys is not closing imminently.
