Bit of a shame there's not a few floors of office/institutional use at the base - with nearby Ryerson University as a likely occupier!
Overall, this looks very mediocre.

Is there really that much market demand for studios? Nearly 20% seems like a lot! Here in the UK, people much prefer to rent/buy 1 bedroom new builds over studios - especially when the cost isn't much greater.
Yes, they're rented by professional singles working in the core. Unfortunately, with new build prices exceeding $1,200 psf and rents $4 psf, a studio is all that young people can afford.

Very nice solid looking facade ! And the balconies kind of makes the building pop with the half hexagon look and solid balcony base topped off with glass on top. As seen in the previous page .

New renderings are updated in the database! The total building storey count remains the same at 53 storeys. The total building height is still the same at 170.65m. The total unit count decreased from 600 units to 592 units. Finally, the total parking count increased from 60 parking spaces to 63 parking spaces.

The rendering is taken from the architectural plan via Rezoning Submission:

@Art Tsai was fast on this one.

Just to add there are a couple of other changes noted in the Cover Letter that may interest some.

There are no new renderings updated in the database. The overall storey count and building height remain the same. The only change in the database is the overall total unit count slightly increased from 592 units to 594 units. Lastly, the overall parking count all remains the same.

Yes to demolition /cinstruction starting in August ??

I posted the permit directly above. It suggests the gas bar building will be retained (for now, as a sales office). I assume the tanks will be emptied and pumps removed, though the permit gives no detail to that effect. There is no time for an additional round of permits between now and August, other than for what is stated above.

The application timing for the permits, subject to their being issued in the next 3-4 weeks would allow for a closure by late July/early August.
