The Lobbyist Registry tells us this well known Royal Bank branch at Orchard View and Yonge is in play; and Diamond is at the table.

Diamond also has a client here:

Clearly this building, on its own is too small to do much with, at least anything that would interest Diamond.

The footprint here is about ~8,000ft2

However, if combined w/the parcels to the north that feature this goofy proposal:

And the parking lot at the rear of this property, there is over 21,000ft2 to work with:

Hmmmm

The application for this one is into the AIC: - 56s - CGL architects.

@Paclo

@HousingNowTO - PMTSA, high-density residential

@3Dementia

( For Paclo above is reduced to 40% to move over via screenshot, percentages for other images below image, taken from Arch. Files) * versions in dedicated render file may be even higher resolution.

Elevators: 4 for 407 units or 1 elevator to ~102 units.

Parking - No resident, 3 short-term.

****

The relationship of this site to the one on the north is the thing to watch here, and how odd that the owners didn't consolidate.

lol nothing like a 0-m setback for 56 storeys next to another 50-storey building with a 0-m setback..

I think the correct thing to do in such a scenario is read the two buildings as one floor plate from a planning perspective.

As small as both are, they'll still combine to over 1100m2.

That shouldn't fly.

Bad precedent.

One of these should really sell to the other.

It would be so cost inefficient to build 2 elevator cores for such a small space.

Site Plan has been filed on this one.........seems odd to me to bother, at this point.........but its not my money...

@Paclo

There apparently have been at least some minor changes since the ZBA filing (based on the Cover Letter), but I don't see any itemized list.

Render quality is certainly high enough, LOL....

This first one I have taken down to 20% so @3Dementia will want to d/l his own if Paclo doesn't post a full size one in the DB:

Below is at 30%

And now a mere 10%

Eventually. But not anytime soon. The problems of a too-small site for this remain. They aren't as acute as the site to the north....but as it stands, this doesn't really work.

Not to take this too off-topic, but...is that why they closed that one south of The Annex (Harbord & Spadina), because the space was too cramped for their needs?

I didn't mean the bank branch space was too small for the bank, but that the site was too small for what's proposed on it.
