In a November 9 decision, OLT member Mario Russo allowed an appeal, in part, by Shiplake Properties Ltd. against the City of Toronto’s failure to make a decision on its rezoning application for 22 Balliol Street.
In February, 2016, Shiplake submitted an application to redevelop the site with a 38-storey mixed-use development containing 425 rental apartment units and 1,882 m2 of ground-floor retail space. City staff did not support the initial application due to concerns around proposed height and density.
On October 1, 2021 Toronto city council accepted a settlement offer from Shiplake for a modified proposal consisting of a 38-storey 399-unit rental apartment development. The re-designed proposal features a lower podium, a tower floorplate reduced to 750 m2, a north-south mid-block connection, the requirement for a grocery store at grade, increased podium setbacks and tower stepbacks, and inclusion of approximately 32-33 affordable housing units.
 
The new renderings are updated in the database! The project information also has several updates! The total unit count changed from 425 units to 414 units. The total storey count changed from 38 storeys to 40 storeys. And finally, the total building height changed from 125.57m to 126.00m.

The renderings are taken from the architectural plan via Site Plan Approval!
 
Not a fan of the base, but the tower looks fantastic. Wouldn't have guessed this is a rental building.
