It's wild that the residential tower proposal rejected here would have definitely been approved today, and now the useless offices here will likely be demolished in a few years to build a residential tower.
That is just SO elegant. Let's hope they get a tenant who deserves this kind of space (or, at least, exterior!)

Yes, probably with ATMs only in the foyer, which they’ll lock outside business hours to prevent homeless people from getting in.It'll be a bank, this is Toronto after all. All our major street corners must contain nothing but banks. (This was an RBC at one point pre-renovations IIRC)

I think in this regard, the space should follow the model of Leña at the corner of Yonge/richmond. Indulgent vintage interiors that compliment the heritage and general vibe of the building it is housed in. The trade-off is food/drink pricing that is not affordable for most on a regular basis, but instead provides some downtown glamour and excitement to splurge once in a while in a beautiful space.Then, all the commercial landlords and condo corporations who seek out banks and large chain retailers for their retail will wonder why fewer people are coming downtown. No one wants to travel 1 to 2 hours downtown in traffic or lousy transit for the likes of a street of retail bank branches, Shoppers Drug Marts, and Winners. They want retail they can't find at home.
There's a place for chains, but they're becoming too prevalent downtown. Also, big international chain restaurants will draw people once due to hype. Many of those people will never return due to the generic nature of standardized franchise restaurant food, no matter what country it's from.
