Is this a new company that is now running the show? They just appeared this month. Nothing online before October.
Never heard of "Arlo" - looks like they are an equity partner here of some sort. My understanding is that Vantage is leading the show here though, and Vantage while still new (this is their first major project) is at least a bit more established.

Happy to see this area get some love. Looking at a Streetview over time, pretty tough slugging. Hopefully someone will take out the sad burnt out building just east of the site.

It's curious to see developers identifying this area of downtown as one suitable for a proposal of this scale. There are a couple more nearby and I'm intrigued to see whether this neighbourhood changes in the next 5 years or so.

It's a bit of a headscratcher for me, I would have thought anything by mass transit would have been a no brainer, yet thousands of units built nowhere close (read adjacent) to either of the GO Stations

That's because 85% of the population doesn't care about public transit and never give it a second thought. Even in Toronto less that 20% of the population uses public transit.

I don't want to drag this whole thread off-topic, but those numbers are inaccurate and misleading.

In any case, the relevant question isn't about the transportation habits of "85% of the population," but rather the transportation habits of the population that will choose to live in high-density, high-rise developments. I believe this particular development is being built with only 0.35 parking spaces per unit, so clearly they are banking on a lot of residents using transit (and also biking and walking and using carshare).
