SPA resubmission implementing the settlement with the following additional changes:
  • Total residential units increased from 394 to 437
  • Total vehicular parking decreased from 1 to 0
  • Total bicycle parking decreased from 440 to 438

Design is whatever, I don't expect too much most of the time. But this new proposal too tall for this area. I know they always cut down the floors after review, but I think 30 floors should be max in this area.
 
Underwhelming and I think I'm being generous. The one redeeming feature in my opinion is there is significant setback from the main street giving the heritage room to breath.
 
I fear you will be disappointed, I understand they expect to start selling in 'the next few months'
Hopefully it languishes in sales just like their proposal across from York Mills Station so we dont have to bare witness to this rubbish.
 
What exactly is the gripe with this project? It's not much different than any other Toronto project that incorporates heritage buildings. The tower design looks clean enough. Why no bashing on the many similar Yonge St projects?

First big glass shaft looming over crumbling heritage buildings, that’s my guess. Unsure where other nearby projects are at, or if this would stick out as a lone sore thumb for years to come.

The lame attempt to be different with the balcony arrangement - it just looks messy and tacky. Either make the tower look clean with inset /Juliette balconies or, if they must have projecting balconies, at least make them symmetrical. This looks like what AI would spit out when you tell them to randomly distribute 1 and 2 bedroom units with projecting balconies across the floors.

I keep an eye on this area because it’s in direct view from my apartment. It would absolutely stick out like a sore thumb.

There’s a 15 story, well set back tower across King as well as a 17 story, very small footprint tower proposed (not approved) across George (65 George).

I’m not particularly opposed to the height but the look seriously misses the mark.
