I guess Cresford hasn't given up on this area following their experience with MYC condo ~

This site is located on the north side of Merton, across the street from Conservatory Group's Rio2 condo and Urbancorp's Brownstones condo ... my guess is the building height will be in the ~22 storey range

aA stunner? really?? I guess that's what you would view Cresford's copy+paste design for MYC ~
 
Bringing up an ancient thread... but it looks like Cresford has moved in, making this site their new home office. I noticed yesterday night that they were no longer in Leaside, and did a quick google search to see that they were now located at 170 Merton.

This is no longer just 170 Merton; its now 170 AND 180 Merton.

A much larger footprint.

Its being marketed with a pitch based on up to 40s in height.

Meanwhile, 164 Merton, where I would normally work if it weren't for the pandemic and its aftermath, is owned by the Geneva Centre for Autism. It ends up being located close to two sites being redeveloped!

Looking at the footprint of your employers site; you might suggest they talk to the neighbours about selling.

I'm not suggesting shutting down the place you work, just to be clear, just maybe moving it to the podium of one of new the new buildings nearby and gaining $$ by selling their land.

164 looks like it will be an orphan site otherwise. (not developable).

Elevator Ratio: 4 to 517 units or 1 elevator per 129.25 units

Area precedent is 45s but that's towards Yonge. I imagine staff would prefer a tapering effect towards the east, and the height precedent there is more like 40s.
