Don't know what the zoning is here, but it's certainly not something for which the case will rest on precedent!

Facing the opposite direction, we see the area's tallest building is 9s:

Essentially, you have commercial/industrial bordering on the south and east mixed with intermittent vacant parcels, and a large hydro ROW to the west. From a dealing w/NIMBY pov that would seem encouraging.

Though there is SFH to the north which may face some shadow impacts.

I don't take any real issue w/the height here, I do take some with architectural detail, though the massing is mostly ok. But I think the extensive aerial connections between towers aren't well thought out.

They will both contribute to shadow issues and discourage residents/students from going down to grade level and socializing outside.

I see some value in the connection, but I'd rather see that done through the lower podium levels at or near grade.
 
My files have SPA-22-157 at 1630 Main Street West as the Society Development Inc application. "Develop a 9 storey purpose built student accommodation with associated surface and underground parking."
I do not have the full submission package yet.
