Observations, height ask is obtainable at first blush, architecture isn't 1/2 bad, though I have some questions around wind management that I will have to look into......elevator ratio is manageable.

Unit size is unusually generous and if not fiction, implies rental here to me.

Ground Floor layout is an issue.........its terrible. Some functions definitely need to be pushed down a level; and the lobby needs to shift north rather than occupying that prominent spot on the corner.
 
Far from perfect but thrilled to finally see some appropriate density close to Eglinton West station. Allen-Eg is pathetically underdeveloped compared to its sister neighborhood of Yonge and Eg.

Thousands of units are coming here........from the station (Eglinton West) to ~Dufferin, there are six, publicly reported towers of 30-40s+ reported on UT.

There are more coming,

There will be some intensification to the east as well, but that area is a bit wealthier and will fight back a bit more......

@HousingNowTO and I ; from slightly different angles are working on getting the going nowhere fast proposal by CreateTO at 1250 fixed. Its a slog...... but I think we'll get there.

Though there are many apartment towers and future condos along Marlee Avenue, this would technically be the only skyscraper on Marlee Avenue. Yes, a skyscraper, which is defined as being at least 150m tall!

It would be on the opposite end of Marlee from Lawrence Allen Centre, providing such an excellent vista along Marlee.

Love the enthusiasm but claiming anything along Marlee Avenue is 'vista' like is a bit funny
