I've been reading through this forum and don't see any apparent greenspace on the property except on the roof. Each of the other rental buildings in the neighbourhood (Balliol) are required to have greenspace. Won't some of the tenants have dogs?

140 MERTON is a 1-Minute / 64 Meter walk to the Kay Gardner Beltline Trail, therefore- there is no need for on-site Greenspace at this specific Seniors Affordable Housing site...

  • Yes, but the same is true for all other highrises in the neighbourhood.
Providing on-site park-space is not "FREE" to the developer / operator / partner. The City's priorities for this HOUSING NOW site were (mostly) things that "all other highrises in the neighbourhood" are NOT being asked to deliver...
  • New Seniors Housing
  • New Affordable Housing
  • Indigenous Partner Org
  • 'Heritage' retention
  • Highly GREEN environmental standard
  • Affordable for 99-years

Second, while there is some good news on the permit front, they filed for the Demo permit...........it has not yet been issued (examiner's notice).

However, the new building, drain/site service and shoring/foundation permits have yet to be applied for.

At best, there's an outside chance of Demolition beginning before Christmas.......... based on the current state of permits, actually construction will not begin before February at the earliest.
