"The proposed concept provides vehicular parking in a surface parking area located along the south side of the building and below-grade in 3 underground levels. In total, approximately 316 vehicle parking spaces and 276 bicycle parking spaces are provided. The proposed concept provides a total of 255 residential units, consisting of 3 (1%) studio units, 162 (64%) one-bedroom units, 48 (19%) two-bedroom units, and 41 (16%) three-bedroom units. Approximately 1,273 m2 of commercial space is also provided."
Resubmitted at 11 storeys and 41m, address will be 100 Plains E.
The new design includes 3x Studio, 160x 1bed+den, 2x 2bed, 46x 2bed+den, and 42x 3bed+den units for a total of 253 units. Total of 291 standard parking spaces, 253 within 3 levels of below-grade parking, and 38 spaces at-grade for the commercial space. A total of 1,045 square metres of commercial space will be across most of the Plains Rd frontage and can be divided into a maximum of 7 units.
Summary of the public feedback in late 2024 was basically "yeah fine but it's absolutely hideous," the city pretty much said "we don't want this ugly black spandrel box, fix it" so here's the (much better-looking) update:
