Time to invest in resale?

As far as risk adjusted returns go, there are far better vehicles available today in both the public markets (REITs) and the distressed debt markets than volatile and illiquid rusty battleships like housing. If you cannot reasonably proforma a digit double unleveraged return today off the rental income from your prospective housing investment then you are doing your capital a grave disservice by exposing it to inordinate risk.

I personally know numerous individuals who have amassed fortunes in real estate. None of them have done it investing in condos. The capital gains that we have seen from 2001-2008 will be shown as a statistical aberration from the historical norm after the full affects of the correction are measured.

Smart money today is in cash. Risk capital is in debt. Condo investments still attract the ignorant but not for long.
