N.B. I'll be posting a bunch of recent development applications in Barrie. Generally, I'll only be including proposals that have had some activity in the last 2-3 years. There are a few more proposals that seem to have stalled years ago, so my posts today aren't exhaustive. But it's clear development is on fire in Barrie--another place flying relatively under the radar like KW and Hamilton. Apologies if any of these proposals have already been posted and please merge the threads.

What's the future for Condos like in Barrie? It's mostly a low-rise city.
Seems like an interesting opportunity for investment nonetheless - seeing how this is in downtown and close to waterfront.

There are several hirises, not one or two, but many in various states of progress.
Downtown Barrie is getting some ~40 storey buildings.

I'd say as long as current trends remain unchanged (low interest rates, high population growth and restrictive zoning), high(er) density will remain viable in surprisingly distant/"untraditional" areas.

there is a huge shortage of apartments in Barrie right now actually, to the point that rents are among the highest in the country. Barrie's problem is that it has largely failed to build more apartments as it grew.

Barrie is becoming a far-flung Mississauga or Vaughan.

A large part of that problem also has to do with what little supply there is being in the north end close to Georgian College. So you have demand from students on top of the usual demand from residents. The south end meanwhile has basically nothing

If anyone is wondering they have started on this project. There’s a hole, machines, materials and construction workers have started something. I’ll try to get some photos this week.

I’m sorry that’s the best I could get. I’ll try to get out and get a few better ones of inside. But there’s a big hole and a lot of materials. There’s been heavy machinery going in and out all week, and if anyone’s interested just around the corner from this a construction crane has gone up for another apartment building.
