Supertall and near-Supertall Rumour/Speculation Thread

82 floors x 3.2m per floor (low-end) = 262m
82 floors x 3.5m per floor (mid-range) = 287m
82 floors x 3.9m per floor (high-end, new FS is 3.92m per floor) = 320m

there will probably be some major retail at the base.. so you are looking at a 2-3 floor 15-30m base, (i would think) if you add 3.4m a floor for 79-80 residential floors, and a 5-15m mechbox/ roof feature, you are looking at 292-317m :D

and with any luck, the developers go above 298m just so they can say they have the new tallest building in the city.

something i spent 30 seconds on;

this rumour at 320m, with a 70 floor 1 Bloor there. (it will be 75 when built)

The thing to watch for here is whether it's a serious proposal or not. I don't believe Morguard develops condos (I could be wrong) so this may be just an upzoning excercise to establish a higher value for the property.
 
I havea feeling it will be all condos, but with a large retail base.


I doubt it, with all the giant influx of condos being constructed in Toronto; unless they are expecting an immigration boom they will have a tough time finding people to buy these condos.

My guess it will be a hybrid of office space and condos, or completely office space.
 
I think 'scaring the bejesus' out of the forum is the most interesting part......
