Hi there, does anyone have a parking available for rental? I moved in last week, and I was not able to find a parking place. There is no notice board in the building, and the management office added me to the waiting list, while I don't know how long it would take...

For all the homeowners reading this, a few key issues in my unit:

- All the gaps between wall and window frame need to be caulked and sealed properly, all 4 sides including the top - I believe otherwise overtime air will start leaking out/in
- Check your caulking in the washroom, they should be fully applied alongside the shower tile wall and sink area, don't want water to get into those areas where they shouldnt be at
- Check your undermount kitchen sink (if the gaps between the countertop and sink are increasing already/big enough for water/stuff to get through, a little bit is tolerable but if you see something about 0.5cm then this needs to be addressed) - mine started falling out already lol...they re-attached and reapplied the sealant and did a thorough check, hope this time it lasts longer

Basically, keep your eyes on all the important gaps and see if the filling/caulking material has been properly and fully applied.

Other issues I had won't likely increase the maintenance fee quickly over time and mostly are aesthetics-based.
 
Thanks - I'm going to be paying 5k ish once the occupancy starts (2 bed), and of course everyone I spoke with had no idea when closing will be, fun times ahead lol.

Just to vent a bit to everyone who's reading this - my PDI had lots of imperfections/chips/scratches throughout the unit and quite a few major items missing. At some point I pretty much gave up and just felt it was pointless to even ask the PDI specialist to flag them (we did get most of them in the end, definitely not all as there are just too damn many). I doubt they will be redoing everything that I'm not happy with, but hey, doesn't hurt to use all those tapes to flag them out at least.

And of course they are using provident energy in this building, so inflated hydro bill incoming.

Overall I'm not happy at all with Pemberton despite what they claim in their ads for 'Quality' and 'Trust'. Almost non-existent customer service right up until my PDI (and I mean it, no one picks up their phone and no one replies to your email lol) and they use Bratty LLP which is a TERRIBLE law firm (so bad that even my own lawyer is saying the same thing about them). At this point I'm just hoping they did not cut corners in the major stuff and pray nothing major goes wrong with this building.
I assume you got Final Closing Notice? Just got ours set for mid-August. Agree with your comments on quality and workmanship. Security and property management is not up to par either.

Yea same thing, mid August. They try to get away with whatever they can get away unless you bring the issues up (and in my case I followed the Tarion guideline to the dot and only focused on the most obvious and important things, and it was still an extremely painful process overall). Sometimes they don't even show up or just leave the work done partially, or they show up to patch one thing and break 2 other things in the process, and for several issues I had to get them to come back 3-4 times just to address them lol. Crazy.
 
I guess they're deliberating dragging it out with hopes you give up. Dealing with remaining issues here and now ceiling in master bedroom has a long crack in it and now I have to figure out how to report it as they'll say its not on the 30 day Tarion list... so on and on. They keep standing behind the "we have 150 days to do it" excuse and it has already passed 150 days!

Send an email to the customer care and ask - mine has the exact same issue and they said they will do a 1-time repair out of courtesy (if anything similar comes up later it will go to the 1-year form instead).
It's been a few weeks since they said that and they haven't done anything yet, so if you report yours, maybe they will agree to do a repair as I understand they repair things in batches.

You may take your remaining 30-day items to tarion at this point I feel, but again Tarion in general is quite useless and won't do much either unless the issues are serious, so perhaps better just check with the customer care to see if they will repair the remaining issues soon.
