Simlus thx for clarifying you're right on.

As for freebies - it really depends on many factors, I do my best to get my new dev buyers as much as possible, and we did get parking not too long ago for a beautiful new unit for under 300k.

Basically if you're an agent known to bring good buyers builders (i.e. buyers that close) they will help out.

I think at the end of 2008 and early 2009, some builders were throwing in some additional stuff e.g. in one case they were giving out Mercedes Benz cars.

So I guess unless you are completely new to the market and not very sure how to use the net for search, there is no big reason to use a broker to buy a pre-construction sale.
