^Yes! Precisely what I mean. Divide the lots into smaller 8s buildings with a continuous streetwall. The architecture can be modern and interesting without resorting to historicist nonsense like you see in Downtown Markham.
Actually, 8s may be too tall. Perhaps 4s max stick build with concrete CRU & (at grade level) parking 'round the back off an alley system. 4s works great for adding intense vibrancy to most of Montreal, streets like Queen West, College etc so why not along Burnhamthorpe, Eglinton, Bloor, Dundas, etc? 4s for the next 60 years; then they redevelop it to 10s and etc. Sound familiar?
More stand alone in the park development with no street connection.
