these are developer units which the agent representing the developer has posted. No posting of resales/assignments have yet occurred. It will be interesting to see what the resales come in at.

At the Ritz, developer is asking higher prices than the resale is coming out at.

I find this layout a little awkward. The fireplace doesn't look right in that spot. I would rather have a TV/entertainment centre there. instead of having the TV in the little den.

Condomonium: $7,200 a month for a furnished two-bedroom suite in the Shangri-La

feb13-180-University-Ave-Toronto-intro.jpg

ADDRESS: 180 University Avenue, Unit 2305

NEIGHBOURHOOD: Bay Street Corridor

AGENTS: Dylan Donovan and Robbyn Hayden, Bayshore Realty Inc.

PRICE: $7,200/month

THE PLACE: A two-bedroom corner suite on the 23rd floor of the Shangri-La, the luxury hotel and condo tower that opened at University and Adelaide in September.

BRAGGING RIGHTS: The tower’s residents have access to the hotel’s amenities, including the pool, hot tub, sauna, conference areas and screening room. Most importantly, you can also order room service, effectively eliminating the argument over whose turn it is to cook.

BIG SELLING POINT: The city’s case of Momofuko fever has translated into long queues at David Chang’s restaurant complex. Living upstairs means you can put your name on the list at Noodle Bar, then chill out at home while you wait for your table.

POSSIBLE DEAL BREAKER: Scrooges will have to put up with the Santa Clause parade every Christmas as the master bedroom looks out on the procession’s route down University.

BY THE NUMBERS:
• $7,200/month
• 1,746 square feet
• 23 floors up
• 9-foot ceilings
• 3 bathrooms
• 2 bedrooms
• 1 terrace
• 1 den
• 1 laundry room
• 1 parking space

That's over 86,000$ a year for rent... no wonder they're advertising in Toronto Life, can't imagine there would be much of a market for that. You'd have to be making upwards of 200,000 grand a year to afford such extravagance(which after income tax is about 127,000$ a year).

I suspect their market is a 6 month to 1 or maximum 2 year exec being transferred to Toronto. the company is probably giving the living allowance.

You could place your TV over the fireplace.

Actually the update is that the developer is replacing all the balconies and hopes to have the job done by the end of August. If so, that would be extremely quick. Either way, it is fortunate that the problem will be taken care of and taken care of rather quickly once the decision was finally made to do it.

TIFF around the corner they don't want to lose that business. I wander if owners are on the hook for this and if it will increase there maintenance (most likely?).

My understanding it is the Developer who has to do this and pay.
This is what was relayed to me by the management office. It is between the City and
the developer. City told the developer they have to remedy the problem.
In any event, it is still under Tarion warranty.

That is good, I would hope that the developer would have to pay for this, it is only fair especially given how young the building still is.

anyhow, this is a very solid evidence of the high quality of this luxury development.
this evidence testifies other components are higher quality.

Was wandering if anyone knows how much the One Bedroom North East Corner Units were going for(with balcony) and if there is more than 2 of em? I've seen on MLS 18th floor and 19th floor? I'm assuming only two? Anyone by any chance have a floor plan of this?

I don't have a floor plan but from floor 20 and up the NE corners were 2 bedroom/dens.
I believe they made a rather large 1 bedroom with the same Living Room/Dining Room and kitchen as the 2 bedroom den 06 units but there is 1 and 1/2 bathrooms and 1 bedroom if I recall correctly. The 18 and 19th floors are somewhat atypical.

Yeah I'm in love with that view and layout. 19th floor sold for 843k. 18th floor leased cheap at $2800
