How is price per square foot calculated?

Forgive me if this has been covered before, but I can't find it anywhere. I see these numbers thrown around, but I'm not up to speed on how it is determined.

Is it just simply the price divided by the total interior square footage? Is the balcony / terrace sq. footage included? Does parking / locker factor into the equation?

it varies ...

mostly price divided by the total interior square footage only - do not include outside sq ft like a balcony / terrace.

some people include parking / locker into the equation, but only if you're comparing it to another unit with one also.
from personal experience, most go by the first example.
