I don't think prices will be going down, though they may not appreciate as much in the next few years due to high supply.

If you are sure to move after the yr then renting is a safer bet.

you are going to lose a minimum of 10-15% between buying and selling the place. so it only makes sense if you can get the property atleast 20% below market value which would give you a 5% buffer in case the market starts to tank.
