I'm fine w/the concept broadly, though I think the streetwall is a bit much for a relatively narrow ROW.

But I maintain an objection to silly sized small park here. There are other parks nearby that are already non-functionally small. Adding ~672m2 or about 7,000ft2 to one of those would make far more sense to me.

Agreed 100% on the park. You could maintain the same floorspace but redistribute the “park space” to add an extra 2 metres of sidewalk and trees/greenery around most of the perimeter. Would help with the streetwall too.
 
Anybody having luck finding docs on the AIC? Only the station site plan is coming up for me.

We’re a long ways from that. TOC won’t be constructed until the stations are done. The designs we see are mostly conceptual for consultation, they likely have no detailed drawings at this stage.
 
You could easily add to some of the parks around here. I mostly know of the ones by Westwood/Logan, but it's silly to make another dead zone on Pape. (e.g. the public space on the SW corner of Pape and Mortimer)

Gamble playground, on Gamble just east of Pape would be a logical choice for expansion.

Its also currently isolated from the dense apartment neigbourhood to the south on Cosburn, and there is a narrow pocket of SFH which would be one of the rare cases I would consider for a small park, and it would really be a green mid-block connection.

But for further clarity none of the TOC proposals are anything but vague concepts seeking permissive zoning.* The government, which is the one seeking the zoning is unlikely to be the ultimate proponent.

This is, from their point of view, part planning exercise, and part value-creation play so they can sell/lease for more money down the road.


* There is an exception, which is Carlaw North (the former Riverdale Plaza), as Choice has been named a private sector partner in that case.

Ah I see, thank you for explaining. Interesting we are seeing chops in height here while the Liberty Village TOC just got such a bump in density
