The render above appears to hint that the presumed prefab for the Studio Gang side might be board formed. That would be really smexy if that's the case....
 
This looks amazing! I love the proposed rooftop garden & seating area. Keeping my fingers crossed this one turns out well. 🤞

The developers had to ensure that their new building could NOT be seen between the 2 x Towers of new City Hall from a specific series of street-level angles along QUEEN STREET.

The City of Toronto’s Development Review Division has received an application to permit a 16-storey building at 604-610 Bay Street and a 43-storey building at 130 Elizabeth Street.

The proposed development integrates the designated heritage Coach Terminal building and includes 1,623 square metres of retail space and 4,409 square metres of institutional space for a Toronto Paramedic Services facility and office uses in the lower levels of the buildings, and 858 purpose-built rental dwelling units, including 245 affordable units, above.

This is one of eight sites under the City of Toronto's ModernTO initiative.

The Star reporting that a confidential report shows that this project as currently structured is no longer viable.

It recommends cutting the affordable housing by a further 24 units to 221 units here from the originally promised 290 (cuts were made earlier to deliver more family-sized units), additionally the report recommends and interest-free loan to the builder that is ultimately forgivable in the amount of 36.8M.

Should this be approved, the target is to break ground in December of this year.

I'll keep an eye out for changes at street level easily enough. I walk by there all the time on my walks and I usually do a loop around this lot to see if there is any change.
